1. Our Services

Rellio is a Norwegian all-in-one platform that helps real estate agents connect with homeowners, market properties, and collaborate throughout the entire sales process. The platform also includes tools for connecting agents with service providers such as photographers, appraisers, stylists, and others.

2. AI-Powered Creative Tools

The Rellio platform provides access to AI-powered creative tools intended solely to support legitimate real-estate marketing and assignment workflows on the platform. These tools include, but are not limited to:

• AI image editing (for example day-to-night, object removal, and colour grading)
• Virtual staging
• Image-to-video conversion and other property video generation
• Related generative or enhancement features made available through Rellio from time to time

Use of neighbourhood (area) images is governed separately in section 4. The fair-use and anti-abuse rules in this section also apply to any use of AI tools in connection with neighbourhood images or other media on the platform.

Photographers are required to provide explicit consent to AI modification of their uploaded images as part of the onboarding process on the platform. Consent is obtained via an active opt-in checkbox — never pre-ticked — and a timestamped record of each photographer's consent is stored securely. Photographers may withdraw their consent at any time by contacting us at hi@rellio.no. Withdrawal of consent does not affect the lawfulness of any processing carried out prior to withdrawal.

2.1 Permitted use

AI creative tools may be used only for ordinary real-estate purposes in connection with active Rellio assignments and your professional use of the platform (for example preparing listing visuals for a property you are marketing through Rellio). Usage may be subject to plan limits, free-tier allowances, metering, watermarks, or other technical controls.

2.2 Prohibited and abusive use

Without limiting section 7 (Acceptable Use), you must not:

• Use AI tools, virtual staging, video generation, AI editing, or neighbourhood images in a manner that is excessive, automated, or outside normal listing workflows — including bots, scripts, bulk or mass generation, or repeated generation intended to exhaust free or included quotas.
• Circumvent, disable, or attempt to bypass usage limits, rate limits, metering, billing, watermarks, or other technical or commercial controls.
• Resell, sublicense, or commercially redistribute access to the AI tools, or outputs generated through them, as a standalone service or competing product.
• Use the tools primarily for non-real-estate purposes, for third parties outside an active Rellio assignment, or for assignments and marketing managed wholly outside the Rellio platform where the relevant licence or plan does not permit it.
• Generate, publish, or distribute content that is unlawful, deceptive, fraudulent, or infringes third-party rights (including copyright and personality rights).
• Scrape, bulk-download, or systematically extract AI outputs, neighbourhood images, or related media from the platform.

2.3 Monitoring and consequences

Brokerwall AS may monitor usage patterns for abuse and fair-use compliance. If we reasonably determine that your use is abusive or exceeds fair use, we may, without limiting other remedies:

• Throttle, suspend, or disable access to AI or media features
• Charge for excess usage at then-current rates, or invoice for unauthorised or abusive use
• Suspend or terminate your account, and recover costs incurred in investigating or remedying the abuse

You remain responsible for reviewing AI-generated or AI-edited content before publishing or sharing it. Brokerwall AS does not guarantee that AI outputs are accurate, complete, or suitable for any particular purpose, and is not liable for decisions made in reliance on such outputs, except to the extent liability cannot be limited under Norwegian law.

3. Intellectual Property

All content on the Rellio platform created by Brokerwall AS — including text, graphics, logos, icons, software, and page layouts — is protected by Norwegian and international copyright law and belongs to Brokerwall AS or relevant third parties. You may not reproduce, distribute, or reuse such material without express written permission.

Photographers and other service providers who upload content to Rellio retain copyright ownership of their own material. By uploading content to the platform, you grant Brokerwall AS a limited, non-exclusive licence to store, display, and process the content solely for the purpose of delivering the services you have requested. This licence remains in effect for as long as the content is stored on the platform and terminates upon deletion of the content.

Brokerwall AS makes no claim to ownership of user-uploaded content and will not use such content for commercial purposes beyond what is necessary to deliver the service.

4. Use of Neighbourhood Images

The Rellio platform includes a library of neighbourhood images available for use in property listings. These images are made available under the following terms, which users must read and accept:

• Platform-bound licence only. The right to use any neighbourhood image sourced from the Rellio platform is strictly limited to active assignments created and managed within Rellio. Neighbourhood images may not be downloaded, exported, transferred, or used in any assignment, listing, or marketing material created or managed outside of the Rellio platform, regardless of the channel or medium.
• Brokerwall AS-owned images. Neighbourhood images uploaded by Brokerwall AS are the intellectual property of Brokerwall AS. Users are granted a limited, non-exclusive, non-transferable licence to display these images solely within the context of an active Rellio assignment. This licence terminates automatically when the assignment is closed, archived, or transferred outside the platform.
• Photographer-uploaded neighbourhood images. Neighbourhood images uploaded by photographers remain the intellectual property of the respective photographer. Agents accessing such images through the platform are granted a limited sublicence to use them within an active Rellio assignment only. This sublicence is subject to the same platform-bound restrictions described above and may not be transferred or used beyond the scope of the relevant assignment.
• Prohibited uses. Without limiting the above, the following are expressly prohibited: using neighbourhood images in listings on competing platforms; sharing neighbourhood images with third parties outside the Rellio platform; incorporating neighbourhood images into marketing materials for assignments not managed in Rellio; retaining or archiving neighbourhood images for use after an assignment has concluded; and scraping, bulk-downloading, or systematically extracting neighbourhood images from the platform.
• Consequences of misuse. Any unauthorised use of neighbourhood images constitutes a material breach of this agreement. Brokerwall AS reserves the right to invoice the infringing party at the following rates:
  • Unauthorised use in a property listing or equivalent: NOK 1,200 per image per unauthorised use.
  • Unauthorised commercial use — including but not limited to advertising campaigns, branding, promotional materials, editorial publications, and digital ad campaigns outside the context of a property listing: NOK 5,000 per image per unauthorised use.
  These rates apply regardless of whether the image belongs to Brokerwall AS or a photographer on the platform. The rates are not intended to limit any further claim for damages beyond the standardised amount.

For images owned by photographers: Brokerwall AS assumes responsibility for enforcing and collecting claims on behalf of the photographer. 95% of any penalty payments collected in relation to a photographer's images will be transferred to the relevant photographer. The remaining 5% is retained by Brokerwall AS to cover administration and enforcement costs. The photographer is not required to pursue the infringing party directly.

A breach may additionally result in immediate suspension or termination of the user's account, as well as recovery of legal costs incurred by Brokerwall AS in connection with enforcement.

5. Fees and Payments

Access to the Rellio platform is charged according to the commercial model applicable to your account. Current list prices, included allowances, and plan rules are published on our Pricing page and/or set out in an order form or office agreement between you and Brokerwall AS. Where a written office or brokerage agreement conflicts with the public Pricing page, the written agreement prevails for that customer.

Depending on your plan, fees may include:

• Start free. A limited number of assignments (listings) may be included at no platform fee when you begin, subject to the then-current free allowance and any feature limits that apply during the free period.
• Grow (pay per assignment). After any free allowance is used, platform fees are charged per assignment at the then-current list price (excl. VAT), unless you are on an Office plan.
• Offices. Offices may purchase a monthly assignment credit pool sized to forecasted volume. Unused credits may roll over for a limited period as stated on the Pricing page or in your office agreement. Overage fees and office features (for example shared SMS banks and shared admin) apply as published or contracted. Public Office plans are typically month-to-month unless otherwise agreed in writing.
• Add-ons and metered extras. Certain features — for example floor plans, SMS beyond included units, premium video, or excess AI/media usage — may incur additional charges as published or invoiced.
• Custom / brokerage. Multi-office or chain arrangements may be priced under a separate written agreement. Contact us at hi@rellio.no for a proposal.

Prices are generally stated exclusive of VAT. Norwegian VAT (currently 25%) is added on invoices where applicable. You are responsible for paying invoices by the due date. Failure to pay may result in suspension or limitation of access until outstanding amounts are settled.

Brokerwall AS may update published list prices and plan rules from time to time. Material changes will be communicated with reasonable advance notice (for example by email or a notice on the platform). Continued use of the platform after the effective date constitutes acceptance of the updated fees, except where a fixed-term written agreement provides otherwise.

6. Account Creation

To use Rellio, you must create an account. By creating an account, you confirm that:

• All information you provide is accurate and truthful.
• You have the authority to submit payment information where required.
• You will keep your information up to date.

You are responsible for protecting your account credentials. Never share your username or password with others. If you suspect your account has been compromised, contact us immediately at hi@rellio.no.

7. Acceptable Use

When using Rellio, you agree to:

• Comply with these terms and all applicable Norwegian law.
• Treat other users, staff, and partners with respect.
• Not post defamatory, discriminatory, or threatening content.
• Use AI creative tools, virtual staging, video generation, AI editing, and neighbourhood images only as permitted in sections 2 and 4, and not in an abusive, excessive, or circumventing manner.
• Not attempt to gain unauthorised access to the platform, its servers, or associated systems.
• Not attack the platform via denial-of-service or distributed denial-of-service attacks.

Violations of these rules may result in immediate suspension or account termination, charges for abusive or unauthorised use, and, where appropriate, reporting to relevant authorities.

8. Termination and Cancellation

We may terminate or suspend your access to Rellio if you breach these terms. You will normally be notified by email with an explanation, unless the breach is of such severity that immediate action is required.

Brokerwall AS reserves the right to cancel orders or transactions before the service has been delivered, where there is a valid reason. You may cancel your subscription at any time in accordance with the terms of your subscription plan.

9. Our Responsibilities

We take reasonable precautions to ensure that the Rellio platform is safe, reliable, and functional. However, we cannot guarantee that the platform will always be available without interruption. Planned maintenance, technical faults, or circumstances beyond our control may affect availability. We will inform users of planned outages with reasonable notice where possible.

Brokerwall AS is not liable for loss or damage caused by:

• Temporary unavailability of the platform due to maintenance or technical faults.
• Use of the platform in a manner that violates these terms.
• Acts or omissions by third parties, including other users of the platform.
• Events beyond our reasonable control, including natural disasters, power outages, or network failures.

10. Disclaimers

The Rellio platform is provided "as is." We make no warranty that the platform will meet all of your specific requirements or be compatible with all systems. We do not guarantee any particular outcome from the use of our services.

While we strive for accuracy, we are not liable for typographical errors, inaccuracies, or omissions in product descriptions or pricing information on the platform. We reserve the right to correct such errors without prior notice.

11. Limitation of Liability

To the extent permitted by Norwegian law, Brokerwall AS's total liability to you is limited to the amount you have paid for the service in the three months preceding the claim. We are not liable for indirect losses, lost revenue, reputational damage, or other consequential losses, unless caused by our intentional or grossly negligent conduct.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud or any other conduct that cannot be limited under Norwegian law.

12. Cookies

Rellio uses only cookies that are strictly necessary for the platform to function correctly. We do not use cookies for marketing, ad targeting, or tracking user behaviour for commercial purposes. Our cookies are used exclusively for:

• Managing user sessions and authentication.
• Storing language and platform preferences.
• Enabling real-time communication features.

You can manage cookies through your browser settings. Please note that disabling necessary cookies may affect the functionality of the platform.

13. Links to Third-Party Websites

The Rellio platform may contain links to third-party websites. These are not under our control, and we are not responsible for their content. The inclusion of a link does not imply our endorsement of the site or its content.

14. Dispute Resolution

Any dispute arising from this agreement shall first be attempted to be resolved through mediation. If the dispute cannot be resolved through mediation, it shall be decided by binding arbitration conducted by a neutral arbitrator in Norway. The costs of arbitration shall be borne by the party bringing the claim, unless the arbitrator determines otherwise.

15. Governing Law and Jurisdiction

These terms and the relationship between you and Brokerwall AS are governed by and interpreted in accordance with Norwegian law. You agree to submit to the exclusive jurisdiction of Norwegian courts in connection with any disputes that may arise.

16. Changes to These Terms

Brokerwall AS reserves the right to update these terms at any time. Material changes will be communicated via email or a prominent notice on the platform at least 14 days before they take effect. Continued use of the platform after changes have taken effect constitutes acceptance of the updated terms.

17. Entire Agreement

These terms, together with the Privacy Policy and any other agreements entered into between the parties, constitute the entire agreement between you and Brokerwall AS regarding the use of the Rellio platform.

18. No Waiver

If Brokerwall AS fails to enforce any provision of these terms, this does not constitute a waiver of our right to enforce it on a future occasion.

19. Severability

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall remain valid and in full effect.

20. Indemnification

You agree to hold Brokerwall AS harmless from claims, losses, or expenses arising from your breach of these terms, your use of the platform in violation of applicable law, or your infringement of third-party rights.
